What is the difference between pressure washing and soft washing?

Pressure washing uses high-pressure water to clean hard surfaces like concrete driveways, sidewalks, patios and pool decks. Soft washing uses low pressure plus a cleaning solution that kills algae and mildew at the root, and it is what we use on siding, stucco, painted surfaces and fencing. Using high pressure on the wrong surface can strip paint, splinter wood and drive water behind siding, so we choose the method based on the surface.

What surfaces does Vailco clean?

We clean houses and siding, driveways and flat surfaces, sidewalks and walkways, pool decks, fences and gutters, for both residential and commercial properties. We do not take roof work.

Do you clean roofs?

No. Vailco does not perform roof cleaning of any kind. Everything else on the exterior — house washing, driveways and flat surfaces, pool decks, fences and gutters — we handle.

How much does pressure washing cost in Jacksonville?

Price depends on square footage, surface type, how much buildup has formed and how accessible the area is. A single-story house wash costs less than a two-story with heavy streaking, and pavers cost more than plain concrete. Are you licensed and insured?

Yes. Vailco, Inc. is licensed and insured, and we are happy to provide proof before any work begins.

What areas do you serve?

We serve Duval, Clay, St. Johns and Nassau Counties in Florida, plus Camden County, Georgia. That includes Jacksonville, the Duval County beaches, Orange Park, Fleming Island, Ponte Vedra Beach, St. Augustine, Fernandina Beach, and Kingsland and St. Marys in Georgia.

How often should I have my home and driveway cleaned?

In Northeast Florida's humidity, most homes do well with a soft wash about every 12 to 18 months and a driveway cleaning about once a year. Heavily shaded lots, lakefront and beachside properties and homes under oak canopy usually need it sooner.

Will the cleaning solution harm my plants, pets or paint?

We pre-wet and rinse landscaping, protect fixtures and screens, and match both the pressure and the mix to each surface. Pets and children should stay indoors while we work, and everything is safe to use again once the area is rinsed and dry.

Do I need to be home during the service?

No. As long as we have access to the areas being cleaned and to an outdoor water spigot, you do not need to be on site. We will confirm the scope with you beforehand and follow up when the job is finished.

How should I prepare for the appointment?

Move vehicles, patio furniture, grills and potted plants away from the work area, close all windows and doors, and let us know about any loose siding, damaged screens or exterior electrical that needs care.

Do you use my water?

Yes, we connect to an outdoor spigot on the property, which is standard for exterior cleaning. Water use for a typical residential job is modest and comparable to running a garden hose during the visit.

What are your hours, and can you come out urgently?

Office hours are Monday–Friday, 8:00am–5:00pm ET. Urgent and after-hours jobs handled on request — call to arrange a time.

Do you work with commercial properties and property managers?

Yes. We clean storefronts, office buildings, apartment and rental properties, restaurant walkways, dumpster pads and parking areas, and we can schedule around business hours or guest turnover.

What happens if it rains on my scheduled day?

Light rain does not usually affect results, but heavy storms and lightning do. If weather makes the job unsafe or the results unreliable, we reschedule at no cost to you.
